If your split air conditioning unit is leaking or dripping water indoors, it can quickly become messy and worrying, often causing damage to walls, floors, or furniture if left unchecked. While some moisture or minor condensation can be normal, persistent or heavy leaks usually indicate a problem that needs addressing. Knowing the difference between normal condensation and signs of a fault is crucial to protecting your home from water damage, preventing mould growth, safeguarding your health, and avoiding costly repairs.

Normal condensation compared to indoor leaking
Every air conditioner produces condensation as it cools warm, humid air. In a healthy system, this water collects in a drain pan and runs away outside through a condensate pipe. You should never see this water indoors.
If you notice water dripping from the indoor unit, running down the wall or pooling on the floor, that is not normal. It usually means something is blocking or overwhelming the drainage, or a component is damaged or installed incorrectly.

Coil cleaning should be done carefully with the correct products, as the fins are delicate. This is usually part of a professional maintenance visit rather than a DIY task.
Incorrect installation level or fall
Your indoor unit and its drain pan must be installed with a slight fall towards the drain outlet. If the unit is not level, water can collect at the wrong end of the pan and spill into the room instead of flowing into the drain pipe.
This can happen if the unit was never levelled properly, or if fixings in the wall have moved over time. In some cases the drain pipe itself may be incorrectly routed, creating dips where water sits rather than draining away.
Cracked or damaged drain pan
The drain pan sits beneath the indoor coil and is designed to safely catch condensate. Over years of use, it can crack, warp or become corroded, especially in older systems or where there have been previous blockages.
When this happens, water can escape from the crack instead of going into the drain line. A damaged pan will usually need repair or replacement by an air conditioning specialist.
Condensate pump problems
In some installations, particularly where the unit is below the level of the outside drain, a small condensate pump is fitted to push water away. If this pump fails, loses power or its float switch sticks, water can back up into the unit.
Pump issues often show up as intermittent leaks or alarms from the pump housing. Electrical work and pump replacement should always be handled by a qualified engineer.
High humidity overwhelming the system
During very humid weather, your air conditioner has to remove more moisture from the air. This means more condensate is produced in the drain pan. If the drainage is only just adequate or slightly restricted, it may not keep up.
You might only see leaks at peak humidity or when the system runs constantly. Although humidity itself is normal, leaks in these conditions usually indicate the drainage needs inspection or improvement.
Safe checks homeowners can carry out

1. Turn the system off
First, switch the air conditioner off at the remote. If water is near any electrical fittings, turn off the power at the isolator or consumer unit and keep the area dry. Do not remove covers that expose wiring.
2. Check and clean the air filters
Most split units have washable filters behind the front grille. Gently open the front panel, slide out the filters and check for visible dust. Clean them following the manufacturer instructions, usually with a light vacuum or lukewarm water.
Allow the filters to dry completely before refitting. Never run the unit without filters, as this can quickly clog the coil.
3. Look for ice or heavy condensation
With the front cover opened, you may be able to see the coil behind the filters. If you see ice, frost or very heavy beads of water on the coil, leave the unit switched off and let it thaw naturally.
Do not chip at the ice or use heat sources, as this can damage the coil. Once defrosted, a technician can check for deeper airflow or refrigerant issues.
4. Locate the condensate drain line
Outside, look for a small plastic pipe exiting the wall near the outdoor unit. This is usually the condensate drain. When the system runs in cooling mode on a humid day, you should see a steady drip of water.
If there is no water at all when the unit is cooling hard, or water appears to be leaking from the wall instead, the line may be blocked or disconnected and needs professional attention.
Safety notes: slips, electrics and mould risks
Water leaks indoors can quickly create slip hazards, especially on hard floors. Mop up any standing water promptly and place a towel or tray under the unit while you wait for an engineer.
Never ignore water near electrical outlets, switches or extension leads. Turn off power where safe to do so and keep everyone, especially children, away from the area.
Persistent damp around the unit can also encourage mould growth, which affects air quality and can aggravate allergies and respiratory issues. Addressing leaks quickly protects both your home and your health.
